Pittsburgh’s Hill District neighborhood is transforming with the redevelopment of the Penguins’ former Civic Arena site. This redevelopment reconnects the historic neighborhood to the city’s bustling urban downtown. Currently a grey-field parking area for the NHL team’s new arena, the 28-acre site will become a new and sustainable mixed-use neighborhood including business, residential, entertainment and community green space.

The master plan—implemented by a multi-firm design and development collaborative—envisions a “center of energy” for the city with housing, office space, retail, entertainment, a hotel, and nearly five acres of parks and green space. Tec is providing MEP engineering for two new multi-story residential buildings totaling approximately 300,000 SF and approximately 100,000 SF of underground parking on an urban site.

Building A is a probable 12-13 story steel framed or concrete high-rise structure with approximately 132 market rate apartments.

Building B concept is a single four wood-framed story structure, with approximately 132 market rate apartments. A 300 vehicle two level flat plate parking garage with utility space and rental offices is below grade under Building A and B.

The project includes approximately 264 multi-family apartments with a mixture of one-bedroom units two-bedroom units and Studio Apartments. Approximately 2,000 to 3,500 square feet of amenity space along with active outdoor patio/entertainment space and pool. The four-story apartments included a central laundry facility on each floor for the residents, while the high-rise building may include a stacked combination washer/dryers within the apartments. The roof decks were utilized for the patio/entertainment spaces.
