Tec was retained to provide full mechanical, electrical and plumbing design services for the Memphis & Pearl development in Cleveland’s downtown Old Brooklyn neighborhood. The project encompasses the renovation of 2 existing churches, the removal of an existing retail building adjacent to St. Lukes Church, and construction of a new building to create a mixed-use development including approximately 74 apartments (including 16 unit types and mix of market rate and affordable units), resident amenity spaces, a brewery/restaurant, and ground floor retail tenants (total of 5 commercial units including brewery).
Tec’s services included assisting with Schematic Design for obtaining Historic Tax credits to enable the funding of the construction project. After the tax credits were secured, the scope of services included creating a package to be used by a contractor for budget pricing and to obtain City planning approvals.
Tec then proceeded to Design development and Construction Document development for both the renovation and new building facilitating the development of a GMP and construction of teh building. The project will include energy efficient design with goals to be LEED and WELL Certified.
