The project encompasses a new three-story structure of approximately 60,420 SF wood frame slab on grade construction on an urban site attached to the Henry W. Longfellow School that is two stories and totals 54,890 SF. The hsitoric property was redeveloped into 80 senior living apartments incorporating some of teh original characteristics of the property into th enew uses. The former auditorium now serves as The Longfellow's community center and the gymnasium is now a fitness area. The building was developed using Historic Tax credits and has won several awards in recognition of the redevelopment's efforts meeting the City's needs for new affordable housing units for the growing senior population.
The renovated school included maintaining the iconinc gable roof while incorporationg accommodations for mechanical equipment to be placed on the roof.
Tec Inc. was instrumental in retrofitting the school lbuilding with HVAC, electrical and plumbing to serve new apartments with complete kitchens. We designed for R-2 type construction, requiring an automatic sprinkler system, manual fire alarm system, smoke detectors and sounders in the dwelling units. A total of 80 dwelling units with laundry facilities as well as appropriate common area and support facilities were included. The room types consist of 1 bedroom, 1 bath units, 2 bedroom, 2 bath units and an alternate 2 bedroom 2 bath arrangement. Exterior building and site lighting were provided in coordination with the site plan including lighting photometrics required for permitting.
The Henry W. Longfellow School has a historic landmark status and many accomodations were made in the building systems design to preserve and protect the historic character of the school.
