This project is a senior living facility comprising three interconnected buildings totaling approximately 166,000 SF. The independent living facility is 4 stories and includes 56 units; the assisted living facility is a 3.5 story facility with 59 units; and the memory care facility is a single-story structure with 24 units. Each of the buildings has a lower level that will be utilized for storage.

Tec provided electrical engineering to complete lighting and lighting controls as well as new general purpose receptacles and specific power requirements for the laundry and kitchen. Electrical design included the power requirements of the various items of HVAC equipment and controls. As an I-2 Occupancy building, an emergency power system is required for critical loads as well as the new chiller and the electrical requirements for terminal boxes. Fire protection system design was also included in Tec’s scope of services.

Mechanical engineering and design included all branch system duct work, diffusers, and controls. Pumps, piping and valves sized and located equipment schedules were completed and details provided to support the proper installation of the mechanical and plumbing work. This project was designed to include LEED and enhanced commissioning services.
