Village of St. Edward Senior Living Campus

The Village of St. Edwards Senior Living Campus is a new 130,000 sq. ft. multi-story structure on a green site. When complete, the campus will offer 50 independent living apartments, 48 assisted living units, and 28 memory care rooms.

Tec is providing MEP engineering and technology and fire protection design services from our Columbus office (Monks Engineers, LLC) under a design, bid, build delivery model. Tec is providing electrical engineering to complete lighting and lighting controls as well as new general purpose receptacles and specific power requirements for kitchen equipment and laundry.

To meet the requirements for an I-2 Use Group, an emergency generator power system will be required for critical loads. Since this is a new building on a green site, Tec will coordinate the electric utility requirements for power, communication and data services. Also included in our electrical engineering services are voice and data pathways, cabling and terminations as well as fire alarm system design, and building security. Mechanical engineering includes the HVAC system design for the various building areas.

The basis of design will be a combination of PTAC’s, VPTAC’s and split AHU’s with terminal boxes with local thermostat control. Kitchen, laundry and toilet room exhaust is also part of Tec’s design. Design of Direct Digital Controls (DDC) Temperature controls where appropriate are included. Plumbing system design includes storm and sanitary sewers within the building, domestic water service from a connection point approximately five feet beyond the building foundation. Domestic hot and cold water distribution throughout the building as well as domestic hot water boilers and various plumbing fixture specifications are included. Plumbing connections for the kitchen and laundry equipment are included. A performance specification for the fire suppression sprinkler system along with the design on the incoming fire water service completes our scope of services.
